Why It Matters

A basement is a water project before it's a finishing project.

Ottawa basements take more abuse than any other space in the house. Spring snowmelt, frozen ground, clay-soil hydrostatic pressure, the occasional flash storm — all of it pushes water toward your foundation walls and slab. Most "basement renovation" failures we see weren't bad framing or bad drywall. They were a one-inch crack the previous contractor sealed with paint.

Every Ottawa basement we finish starts with a moisture inspection. If we find anything — a damp wall, an efflorescence stain, a sump pit not pumping, an inadequate weeping tile — we price the fix into the quote. No covering up problems with vapour barrier and walking away. Then we frame, insulate to current OBC R-value, run electrical and plumbing rough-ins, drywall, finish.

How much does a basement renovation cost in Ottawa?
Family-room finishes typically run $40-$70 per sq ft. Legal secondary suites with full kitchen and bathroom are $80-$120/sq ft. A standard 1,000 sq ft Ottawa basement comes in at $40,000-$70,000 finished, $80,000-$120,000 as a legal suite. Fixed-price written quotes — no hourly billing.
Do I need a permit to finish my basement?
Yes — almost always. The City of Ottawa requires a building permit for any basement finishing that involves new walls, electrical rough-ins, plumbing, or HVAC changes. Legal secondary suites have their own permit class with stricter requirements. We pull and close all permits — included in the fixed quote.
What's a legal secondary suite vs an in-law suite?
Legal secondary suites are City-registered self-contained apartments with separate entrance, kitchen, bathroom, and code-required egress windows. They can be rented out and add significantly to property value. In-law suites have similar layout but no separate entrance / less rigorous egress; they're for family use, not rentals. We build both.
What about waterproofing?
This is the single most important question. We inspect for moisture, efflorescence, weeping-tile failure and sump issues before finishing. If we find a problem, we price the fix into the quote — exterior excavation if needed, interior dimple-board, sump replacement, backwater valve. We don't cover problems up.
How long does a basement renovation take?
Family-room finishes: 6-8 weeks active build. Legal suites with full kitchen + bath: 8-12 weeks. Pre-build (design, permit application, City review) adds 4-8 weeks. We start design in winter for spring/summer build dates.
What ceiling height do I need?
Ontario Building Code requires 6'5" minimum finished ceiling for habitable basement rooms (lower under beams). Most Ottawa basements built post-1990 clear this comfortably. Older homes can be tight — we measure during the on-site visit and discuss bulkhead strategies if needed.
Can you handle the egress window cut-out?
Yes. Any basement bedroom requires an OBC-compliant egress window (5.7 sq ft openable, max 44" sill height). We core-cut the foundation, install the well, set the window, and waterproof the new opening. Adds approximately $4,000-$8,000 per window.
What's the warranty?
5 years workmanship on labour (framing, drywall, electrical, plumbing). Materials carry their own manufacturer warranties. Sump pump systems have a 7-year manufacturer warranty; we recommend backup batteries with annual swap.
